Hint there are some.

 

Sellers can determine if their property is located within one mile of a NPL Superfund site by going to https://map22.epa.gov/cimc/superfund and entering the property location and adjusting the location radius to one mile.

 

If the property is within one mile of a NPL Superfund site, the seller must include an addendum to the contract that includes information on NPL Superfund sites. The addendum advises the buyer of their right to terminate the contract of sale within five days after executing the addendum.

 

No Joke- 3-D Printed Homes

 

DENVER (AP) — As Americans struggle under backbreaking rental prices, builders are turning to innovative ways to churn out more housing, from 3D printing to assembling homes in an indoor factory to using hemp — yes, the marijuana cousin — to make building blocks for walls.

 

BRIGHT MLS created a resource kit, with materials like their listing entry chart, to help brokers and agents understand the  flexible listing entry options available within Bright that agents can use to serve a diverse range of client needs.

A new USDA ineligible areas layer has been added to Bright’s Map Search.  Based on subscriber feedback, a new layer is available in Map Search that identifies which areas are not eligible for USDA financing to help you more easily find properties for buyers requesting this type of loan.

On March 25th NAR announced its decision to retain their Clear Cooperation Policy with the addition of new flexibility options for sellers.

Bright has been and continues to be at the forefront of providing these listing entry options to help your members best serve their clients in this changing landscape. The internet listing entry settings described in the NAR announcement have been available in the Bright market since 2006. No updates are needed to Bright’s policies or system features.

In addition to the Internet settings in Bright, there are a variety of flexible listing entry options that enable agents and brokers to accommodate a diverse range of client needs in this ever-changing marketplace, including the option to enter an Office Exclusive listing directly in Bright Listing Management. This update in particular has given Bright the data needed to gather information for the brokers about these listings in our market. 

Bright is launching a communications campaign that will help underscore the complete picture of Bright’s listing entry flexibility. For more information:

 

RPAC and Your Bottom Line

 

Meeting and educating all 70 newly elected members of Congress, the new HUD Director, the Finance Committee, the new FHFA Director and the Ways & Means Committee, has been the focus of the NAR Advocacy team for the past 3 months. 

 

Their focus has been on keeping the Mortgage Interest Deduction (MID), the 1031 Exchange and making sure real estate is not on the tax chopping block. 

 

FYI: MID has been in effect since 1913.

Maryland Land Records will now cost 20 cents per page-

NOT A JOKE!

 

Part of the Proposed State Budget

 

The Maryland State Archives plans to launch a new version of the Maryland Land Records website, https://mdlandrec.net, in May 2025. Updated features will include all search criteria being accessible on one screen, new search fields being added, increased website stability, and enhanced security features. Users will be charged $0.20 per page to view and download records that are less than 100 years old online.

 

All index files and records that are 100 years old or more will remain free to view and download online. Access at the Maryland State Archives Search Room in Annapolis and the local Circuit Courts remains unchanged.
