The Down Payment Grant is currently out of funds no additional grants can be approved until the program is replenished. 

 

There are three more grants that were approved and funded and will be distributed in April. Once these close, no new grants will be approved until the program receives additional funds.

Answers About Multiple Listing Options for Sellers

 

Who has the authority to decide whether to delay marketing of a listing?   

 

A seller must authorize their listing agent to delay marketing of their property. Listing agents representing sellers who choose to delay the public marketing of their listing must obtain from their seller a signed disclosure documenting the seller's informed consent to waive the benefits of immediate public marketing through IDX and syndication.

 

Seller disclosure is required for both delayed marketing exempt listings and office exclusive exempt listings. Find more answers about NAR's new policy statement, MLS Options for Sellers, at facts.realtor.  

  

 

2025 Snapshot on Race and Homebuying

– Access to Credit

 

The ability to secure a mortgage with favorable terms depends on several factors, including credit scores, debt-income ratios, and financial history –

all of which can vary by race.

  • Black (21%) and Hispanic (17%) applicants face significantly higher mortgage denial rates compared to White (11%) and Asian (9%) applicants.
  • Black and Hispanic borrowers are more likely to rely on FHA-insured loans, which often come with higher interest rates and additional fees compared to conventional loans.
  • These differences in loan access and terms make homeownership more expensive and less attainable for these buyers
 

This 'Right by you' ad is a conscious shift to focus on consumers.

 

NAR is moving away from who we are and now focusing to help consumers remember why REALTORS matter.

The campaign promotes NAR members as partners, supporting buyers and sellers on their property journey — helping protect them from the long-lasting consequences of inexperience.

Maryland REALTORS did pretty well with their legislative priorities in this years General Assembly.

 

More detailed information forth coming once the Governor signs the bills.  If signed the regulations go into effect  October 1, 2025.  

 

Here are a few Real Estate Victories: 

  • Wholesaling Disclosure:  Must now notify the buyer and the seller if a wholesaler is involved in the transaction.  
  • Accessory Dwelling Unit (ADU) Each County will need to adopt legislation on AUDs. No unreasonable requirements.  
  • Continuing Education:
    • the 2-hour NAR required Fair Housing class is now required for everyone.
    • The Broker Relations or BRAD class for new agents and renewing agents will now be the same class as opposed to two separate classes.  
  • Squatters: Streamlines wrongful detainer actions and expedites hearings to occur within 10 days of filing. It also sets guidelines if the detainer can't be found or served. 

These victories are are well worth an investment.

What Does the Data Say About Office Exclusives? 

As real estate professionals seek out ways to respond to a changing market, the use of office exclusives as a marketing strategy may be on the rise. How does this type of limited marketing affect the housing market? To address this question, Bright Research analyzed six months of data on more than 100,000 home sales in the Bright MLS service area. The findings aim to help brokers, agents, and consumers make more informed decisions about the best way to list and market a property. 

Key Findings 

  • Office exclusives are a small—but growing—part of the Bright MLS marketplace.  4th Quarter 2024 they made up 2% and in Feb. 2025 it was up to 8%. 

  • Almost all office exclusives (nearly 90%) transition to standard MLS listings before being sold.  

  • Homes take longer to sell when pre-marketed as an office exclusive. 

  • There is no price advantage to listing as an office exclusive.
