National Hispanic Heritage Month is annually celebrated from September 15 to October 15 in the United States for recognizing the
contributions and influence of Hispanic Americans to the history,
culture, and achievements of the United States.

MSBR General Membership Meeting
The General Membership meeting of MSBR was held on September 26, 2023. At this meeting ballots for the 2023-2024 MSBR Leadership were counted and announced.

Starting November 1, 2023 Shelby Roney, Associate Broker with Benson and Mangold will become President for the 2023-2024 MSBR year. She has served two terms as MSBR Treasurer, served as a Board Director, the Secretary and President-Elect. Shelby is a 2022 graduate of the Maryland REALTORS Leadership Academy and has been a REALTOR for 21 years and will serve as the Local Association Representative on the Maryland REALTORS Executive Committee for 2024.

Michelle Abplanalp is an Associate Broker with Rosendale Realty and will service as the President-Elect. Michelle has 26 years as a REALTOR, is a past president of the Bay Area Association and a graduate of the 2015 Maryland Leadership Academy.

Shandell Green is an agent with Douglas Realty and after serving as a MSBR Director, she is stepping up to the Secretary role. Shandell co-chairs the MSBR DEI Committee and services on the Maryland REALTORS DEI committee. Shandell is a graduate of the 2023 Maryland Leadership Academy and has her CIPS, At Home with Diversity, the state Property Management Certification designation.

Trey Quinn is an Affiliate member and a mortgage lender with Fidelity First Mortgage. He has served as a processor, operations manager and now team leader and will begin his second term as MSBR Treasurer. Before entering the mortgage industry, Trey worked as a financial analyst for a national homebuilder, a financial planner, and chief of staff for a state delegate. Trey has been in the mortgage business for 9 years and serves as the chair of the MSBR Budget Committee.

Megan Rosendale, Office Manager of the Rosendale Realty Denton office will now assume the role of Past President. She chairs the MSBR Love Down Payment Grant Program. Megan was selected as the 2024 Presidential Appointee for the Maryland REALTORS Executive Committee and serves on the state Public Relations committee. She has the state Property Management Certification and is a graduate of the 2020 Maryland Leadership Academy and has been a REALTOR for 12 years.

Andy Beaven is the Broker and owner of Wright Real Estate in Denton. Andy serves on the state Grievance and the MSBR Down Payment Committees and has been in real estate for the past 18 years.

Kathleen Brenton is the Broker and owner of Brenton Realty in Denton. Kathleen serves on the state Professional Standards and the MSBR Down Payment Committees. She is certified in Property Management has been in real estate for the past 23 years.

Jenn Dudley is a MSBR Affiliate member and a Vice President with Title Excellence. Jen has been working with settlements for the past 27 years. Jen will chair the MSBR Membership Committee.

Samantha Grimes is an Associate Broker with 21 years’ experience and serves on the 2024 Golf Committee. She is Co-Owner of Chesapeake Real Estate Associates and splits her time between the Chester and Trappe offices.

Mary Mabry is an Associate Broker with the Griffin Higgins Team of Keller Williams Realty Delmarva North in Cambridge. Mary has been a REALTOR for 20 years and serves on the Education & Golf Committees.

Petra Quinn is the Broker and Co-Owner with Realty Navigator in Queen Anne's County. Petra has been a REALTOR for 18 years and serves on the MSBR Membership Committee. She has her GRI, At Home with Diversity, Short Sale & Foreclosure Resource, RENE, CIPS and C2Ex designations.

Randy Staats is a 31-year Commercial Agent with Benson & Mangold in Easton and serves on the 2024 MSBR Golf Tournament Committee. He also handles waterfront, farms and residential.

National Flood Insurance Program Reauthorization Deadline: September 30th
Please be aware that the National Flood Insurance Program (NFIP) is set to expire on September 30th. This impending deadline could have significant implications for our clients, especially those in flood-prone regions.
The National Association of Realtors (NAR) is actively working on this matter. Please refer to the NAR FAQ for a comprehensive understanding of NAR's ongoing efforts and preparations. You can get it here: FAQ: National Flood Insurance Program Expires September 30, 2023 (nar.realtor)
Recommendation for Immediate Action:
- If you have clients currently under contract, it is strongly advised to ensure they bind and pay for their flood insurance before the September 30th deadline.
- For clients whose flood insurance is up for renewal within the next 30 days, consider encouraging them to renew their policies as soon as possible.

2024 REALTOR DUES
NAR 2024 Dues: $6 increase to $201
Maryland 2024 Dues: $5 increase to $232
MSBR 2024 Dues: No change staying at $350
Plus a voluntary contribution for the Down Payment Grant and RPAC.
The 2024 dues notice will be sent out November 1, 2023
Dues are due on December 1, 2023
Pay by close of business on January 2, 2024 to avoid the $100 late fee.
REALTOR membership terminated on February 1, 2024 if dues not paid.
Hardship letters can be submitted to MSBR Board for Directors
by December 1, 2023 for dues consideration.

Member Volunteer and Notice Section
- Karla Wieland-Cherry is the 2023 Festival of Trees Chairman and inviting all to attend this year's Festival-Caroling, Caroling Through the Town. Special event on Sunday, November 26th from noon - 4pm called Santa's Workshop, fun opportunity to bring children and grandchildren to see Santa, write a letter to him and make a special treat. Carols by Candlelight will also be Saturday evening, November 25th from 5pm - 7pm to hear local artists sing and perform holiday songs and join in the Caroling. - Cheers for Charity raised $559- for the Down Payment Grant on Sept 12th. Megan Rosendale & Jillian Luna were the guest bartenders that helped bring in these funds.
