Meet Kevin Sears, the new NAR President.  He is a  30-year real estate veteran from Springfield, Massachusetts, Sears is the broker/owner of Sears Real Estate, and specializes in single-family brokerage and property management. He has served in numerous leadership positions at the local, state and national association levels, including 16 years as a member of the NAR board of directors and 23 years as a federal political coordinator.

Whether you’ve been in real estate for years or are just beginning, you can expand your knowledge with the Graduate, REALTOR Institute (GRI) designation.

It’s a complete educational experience that will add confidence in every transaction. Complete both 100 and 200 modules to earn the GRI designation.

Take Series 300 & 400 to obtain your Broker or Associate Broker License.

Educate Yourself About Unconscious Bias from 2-5pm on Feb. 22, 2024

 

This 3-hour CE "C" class will be offered in person at MSBR. The presenters are Colette Massengale, Senior Policy Representative for Fair Housing at National Association of REALTORS and Kathleen McTeague Dartez, Director of Legal Affairs at Maryland REALTORS.  The class will be followed by a reception to meet the presenters and network with fellow attendees.

 

The objectives of the class are:

1. Describe the history of bias and discrimination in real estate to understand how neighborhoods became segregated and appreciate the challenges many consumers still face because of their identities.

2. Explain how implicit bias may result in violations of Fair Housing laws and industry ethics. 3. Identify interventions to prevent implicit bias, identify anxiety, and stereotype threat from influencing behavior so that consumers are treated with equal concern, respect, and fairness. 4. Increase personal motivation to confront these phenomena in business and the community.

  • 2024 is the year of Life Happens. Pent up demand and slightly lower rates will lead to more buyers entering the market. 
  • Inventory availability is only at 40% of the 2018 levels on the Easton Shore. D.C. is at 90%.
  • Home prices are not going down, if you have a buyer waiting, the home prices could be even higher. 
  • 3/4 of the homes sold in the BRIGHT footprint had more than 1 offer.

Maryland Realtors said the greatest year-over-year growth in average prices came from the following counties:

  • Dorchester County. 27.6%
  • Worcester County. 8.7%
  • Allegany County. 8.6%

Kent County was the only area to see a double-digit drop in prices.

Average sales prices in Kent was down 27.1% year-over-year.

Buyer agents in the post-Burnett world must be more precise in their conversations with clients, while also being able to provide updated information on what’s happening in the legal realm regarding residential real estate sales. And getting contracts with new buyer clients that spell out how much they will be compensated is also crucial.

 

Those were two of the major points made in a virtual seminar titled “Answers to Your NAR Lawsuit Questions” held on Nov. 28 by Kriss Law/Atlantic Closing & Escrow in Needham, Massachusetts. President and CEO Scott Kriss led a discussion about how buyer agents should be adjusting to the Burnett class action trial in which a jury found that real estate power players conspired to inflate commissions in violation of federal law, awarding $1.78 billion to the plaintiffs.

 

The decision is being appealed, and that process will take a great deal of time,” he began. “However, regardless of the appeal outcome, things are going to be different. In order to avoid litigation, you and your brokerage need to implement changes immediately.

  • CarePacks is looking for volunteers on Friday Feb 2nd at Anchor Church at 620 Goldsborough St, Easton to help  meet the food bank delivery. You will be setting up tables for packing  & helping put the CarePacks together that go home with students every week. Times range from 8:30am to noon.  
 

Can't make the MSBR Classes?  Take classes with the CE Shop.

There is a charge but the classes are available to you 24/7
