Goodbye Sue Pinder & Welcome Susan Fleming 

You still have time to stop by and wish Sue Pinder a happy retirement and meet the new Membership Coordinator, Susan Fleming.

 

Sue Pinder will be in at the MSBR office on May 28th, 29th

and her last day will be Friday, May 30th.

Please make sure you are using the most secure and up to date version of the Sentrilock App.   

 

For those not on the current version, - iOS & Android minimum version 5.74.1, you will receive an in-app notification to update the app. 

 

As of May 12th, any users not running the current version will not be able to use the app until it's updated. This update does not require a device or operating system upgrade. Users will only need to update the app version.

  • Open Sentrilock app 
  • tap hamburger menu in upper left corner 
  • select my settings 
  • application information- you will see the version of your app.
 
  • New Listing Management offers AI assisted functionality for property remarks based on the pictures uploaded.  It will also provide AI generated captions for each picture. And it is adopted for Mobile platform use so you will have listings on the go.  It’s in Beta Testing now- but coming soon!

     

    New MLS Data Share:  You will now be able to have your listings reach agents in Richmond, VA and later this summer in Williamsburg, VA.  New data-share announced – https://www.brightmls.com/article/bright-and-williamsburg-mls-data-share-agreement

Real Estate Commission

Executive Director Scott Lederer spoke with MD REALTORS. Recap below: 

  • Top Real Estate Commission violations involve lack of communication between the agent and the client. 
  • Important to document - document - document all conversations, meetings, e-mails and text messages.
  • For Brokers the top complaint centers around lack of training and supervision of agents. 

$168-fine for renewing late.  Make sure you get your CE requirements in 30-days or more, before your renewal date.

 

E-mail address current? If not, you will not receive the 6-month and 3-month REC reminders prior to your license renewal date. 

 

Advertising Complaints-Scott personally reviews these and will reach out to the agent and Broker to have them correct within 30-days. If not corrected, the complaint goes to the investigator for processing.

MSBR Advocating for

Cambridge & Hurlock Residents 

Well worth your RPAC contribution!

 

MSBR sent a letter to the Dorchester County Council regarding their proposed elimination of the current tax differential for Cambridge and Hurlock residents. Lajan Cephas, Cambridge Mayor, referenced the MSBR letter in her presentation to the Council members. 

 

May 21st, Dorchester Council passed the budget, which leaves in the tax differential for Cambridge and Hurlock. We won!

 

The compromise was that the 3-cent increase would be imposed across the board equally on all residents.

 

The new tax rate is as follows: For Dorchester County residents, $1.03 per $100 of assessed value. Cambridge residents will pay 95.67 cents per $100 of assessed value, and Hurlock residents will pay 94.79 cents per $100 of assessed value.
