September is REALTOR Safety Month

 

 

Are you Ready for the October 1st Changes?  

  • Maryland REALTORS General Lease Template Contract Changes effective Oct 1st:
    • Superfund Site Addendum: Required sellers of a property located within one mile of a National Priorities List (NPL) to include an addendum to the contract. Buyers have 5 days to terminate the contract.   To determine if the property is located with in 1 mile click here.  
    • Water Quality Test Addendum: Requires a contact of sale for a property with a private or domestic water supply well to allow the buyers to test the water quality of the well. This now requires both the buyer and the seller to be provided with the test results. 
    •  Condominium Resale Disclosure Certificate: Requires Unit owner to provide a statement no later than 15 days to closing, on their knowledge of the presence of asbestos in the unit and whether abatement has been preformed.
    •  General Residential Dwelling Lease Template: Requires a landlord to provide a copy of the utility bill to the tenant if the tenant pays the landlord directly for the cost of the utilities.

  • Maryland Real Estate Commission
    • Need all 15- CE hours 30 days before your renewal date.  If you renew during the month of Oct. and are fined you will be reimbursed. This is ONLY for agents who renew in October. 
    • A licensed real estate broker can now designate himself or herself as the manager of a branch office maintained by the licensed real estate broker.
    • Complaints filed with the commission alleging an advertising violation may be made anonymously and not under oath, but must be accompanied by documentary or other evidence.

negatively affected REALTORS and affiliates.

Well worth the $25.00 contribution. 

 

HB 1515 Sales and Use Tax - Rate Reduction and Services

DID NOT PASS Maryland REALTORS Opposed this bill.  

While lowering the state sales tax from 6% to 5%, this bill would have expanded the application of the sales tax to all professional services, including home inspections, settlements and real estate commissions.

As of October 1st, MSBR will have given out 30 grants since May 2023! That’s $30,000 and with the increase in interest,

these funds will run out soon.

 

Starting May 2023 our Fundraising efforts have included:

•    Contribution from dues Dec 2023 $5,900

•    Golf Tournament May 2024 $10,000

•    Other donations $5,000

 

This is open to everyone, not just the REALTOR community and

27th Down Payment Grant Distributed

Not only was it a beautiful weather day, but September 5, 2024 is the day of the 27th Mid-Shore Board of REALTORS Love Down Payment Grant distribution. This $1,000 toward settlement expenses went to Patrick Donohue and Tina Haddaway. Patrick and Tina purchased a home in Tilghman. Mary Haddaway, with Benson and Mangold was the buyers agent. The settlement was handled by Jane Coulbourne of Venture Title. Stacy Bridges Bishoff, with Shore United Bank was the lender.

Mid-Shore remembers John Jelich, former

Talbot County Board of REALTORS President. 

 

John Jelich passed away on August 23rd from a long struggle with cancer. 

 

John started working at the Talbot County Free Library as a volunteer shelver, served as an Information Services Substitute and then went on to work as a Library Associate at the St. Michaels Branch. John brought with him a wealth of knowledge and experience from his former profession as a Real Estate Broker. As he wrote in his job application, "For 35 years, I have dealt with people in a multitude of capacities." John Jelich was appointed President of the Talbot Board of Realtors, and served on the Boards of United Way, Talbot County Historical Society and Parents Association of Country School. John also served on the Friends of the Talbot County Free Library Council where he is remembered for his creativity, advocacy, humor and love of the library.

 

A remembrance gathering will be held on Monday, September 23rd from

2-5 p.m. at the St. Michaels Library.
